What is an off-site built home? An off-site built home is a stick built home, just like any home built by a local builder. Both are very similar in construction materials and methods. “Off-site” or “Modular” homes are better in many ways than your site built home. Higher quality can be obtained easier in a modern controlled factory environment with precision building, skilled labor, and materials stored inside. In no way are off-site built home inferior to a home by your local builder.
Is an off-site home less expensive than a conventional stick build home? Yes, even with the many name brands materials used in our homes, when comparing cost and specifications, you can expect savings of 5%-25% less than your site built home.
What areas will you build home in? Builder 1 can build on your land throughout Southwestern Ohio. This includes the Counties of Mercer, Auglaize, Logan, Shelby, Darke, Miami, Champaign, Madison, Clark, Preble, Montgomery, Greene, Pickaway, Butler, Warren, Clinton, Fayette, Highland, Ross, Clermont, Brown, Adams, Pike, and Scioto. I’m looking at your floor plans. I don’t see the garage and I also want brick. Builder 1 provides complete construction services that includes 2, 3 or more car garages, front and rear covered porches and decks. Exterior finishes can be vinyl or wood siding, brick, stone, or a combination.
Can I custom design my home floor plan? Yes, you can! If you want, our stock plans can be modified or redesigned to fit your needs.
Have a custom plan of your own? With some exceptions, such as the width for transporting, we can build from your plans.
Do you have a model home that I can see? Yes, try to always have two homes available for showing at all times in the Dayton, Ohio area.. Please call for open times and locations. We are also available by appointment.
How long before I can move into my new home? That depends upon a number of factors that include you financing approval, building permits, time of year of construction start, and site improvements. For most homes, completion is within eight weeks after house is placed on foundation.
What kind of foundation can I have? Builder 1 places homes on fully insulated concrete block foundations for all non-basement homes, and poured concrete walls for basements, full or partial.
What is included in the base price? The completed finish house (see our specifications page) on a backfilled basement or crawl space foundation, all water and drain lines installed and stubbed out to exterior, all electric to meter box mounted on house, complete forced air heating & cooling system. Your choice of natural gas, propane, or electric heat pump. Gutters and downspouts installed.

How do I get started? --The first step is to get pre-qualified for financing with a lender. This will help you determine how much to budget for your new home. While we recommend one of the lenders listed on our finance page, if you choose, this can be also be done with your local bank. --Next, you will need a building lot. If you don’t already have one, we have lots available in the Fairborn, Ohio area, or we can help you find the building location of your dreams. --Third, pick a plan. A base price can be provided to you for all of our plans same day. Most custom plans can be priced within 3 days. Please remember that the house price does not include the land or lot improvements. Lot improvements are items such as utilities to house, driveway, and landscaping. For purposes of financing, all can be included plus any options, in your home purchase.
